Anne has developed a network of global clients. Her client list has included: English, Mexican, Russian, Chinese, Austrian, French, South Korean, Japanese, Italian and Argentine clients.
Overview of The Buying Process
- When a property has been chosen, the seller’s attorney draws up a contract setting out the conditions of the sale, which also includes title checks and property inspections. Both parties are represented by different agents, who act through a broker.
- When both parties sign the contract, the purchaser customarily makes a 10% down payment or deposit, which is held in escrow. If the prospective purchaser fails to complete the purchase, the seller ordinarily retains the deposit.
- Upon closing or completion, the balance of the purchase price plus all fees and taxes must be paid and the ownership of the property is transferred to the new owner/corporate entity.
- After signing the deeds, the transfer of the title is then registered with local authorities.
- If making frequent trips to handle the paperwork, etc., are difficult to arrange, you may want to consider giving a U.S. representative power of attorney to act on your behalf.
